Set on 1,200 acres of wooded hills and valleys along the Blue River, it is a private, gated community built around a mile-long lake and the Tom Watson signature course at Loch Lloyd Country Club. Age cuts across all three. The club opened in 1991, so the earliest homes are now thirty-plus years old, right in the window where seals fail, glass fogs, and hardware wears out. Two steps, in order. First, exterior changes require Design Review Committee approval before work begins: the DRC reviews exterior materials and colors, so product and finish decisions need to be right up front. Second, the permit comes from the Village, not the county: Loch Lloyd is its own municipality, so Cass County window replacement permitting doesn’t apply. The Village issues its own building permits under the adopted International Building and Residential Codes. We handle both.
Very likely. Original windows from that era are now past thirty years, and most are well beyond their service life. The clearest signs are condensation trapped between the panes, drafts you can feel near the largest units, and heating and cooling bills that keep climbing. We’ll assess each opening individually. On most homes, some windows are worth replacing immediately, and others can wait a season, and we’ll tell you which is which.
Yes. Oversized, custom-shaped, and full-view openings are routine for us. On walls of glass, we’ll typically spec a higher-performance Low-E package, and we pay particular attention to structural sizing, flashing, and sealing at the head and sill, where large units are most likely to fail. That sealing work is what our OSI certification covers. We also protect interiors and finished flooring throughout, which matters when the opening is fifteen feet wide.
